Phase 3 Real Estate Partners, developers of premier life science environments, looked to XL Construction to convert six floors of the south tower of the Genesis campus in South San Francisco’s bio-tech hub. Utilizing seven different work permits for flexibility as tenants leased space, XL transformed offices into chemistry, pharmacology, and biology labs while minimizing disruptions to the building’s occupants. XL installed air handlers, exhaust fans, a 1.5MW emergency generator, a cooling tower, vacuums, compressors, and a fire service elevator. In addition, XL leveraged the expertise of its sister company, Bradley Concrete, to construct a seven-story, 1007-stall, cast-in-place concrete parking structure. Work on this highly visible complex located along Highway 101 was delivered using CM-at-Risk.
