XL built a new three-story, 60,000 s.f. cold shell medical office building in downtown Berkeley. Originally owned by Wareham Development, the project was sold to Kaiser Permanente a few months into construction. The team successfully made the transition and worked with Kaiser to develop spaces for 40 outpatient providers including: adult family medicine, pediatrics, OB/Gyn, a pharmacy with four blood draw stations, a laboratory, radiology imaging, and mental health offices. To manage safety and coordination challenges on the tight urban site, the team leveraged a modular structural steel connector system that was prefabricated offsite and required no welding during installation.
